Retrofit of a rather ugly 1980’s house to a contemporary modern villa with new second storey master bedroom suite and balcony.
This 1980’s property is situated in a fantastic, steeply sloping site surrounded by mature trees in North Down’s Holywood.
The brief was to outshine the famous neighbouring 007 House, by modernising the layout with central stair, cladding the property in a patchwork dark cladding quilt and creating a new second storey with a master bedroom suite, his/hers bathrooms and dressing rooms and a study with balcony access. All with stunning and fully glazed views over Belfast Lough.
HOUSE IN ORLOCK
An outstanding site, overlooking and sloping down towards the sea. The client wished to replace a small timber framed & clad house with a contemporary modern dwelling reflecting the character of the original house & the area.
HOUSE FOR PORTSTEWART
A fantastic sea edge site in Portstewart, N.Ireland, with sea views close to Portstewart Strand.
The design called for an ultra modern property to create a private enclosed space with garden bedrooms and a first floor living room area with overhanging balcony, and uninterrupted sea views.
BANGOR EXTENSION
New single storey addition on a very limited budget. Includes flat roof, opening up of existing ground floor dining / kitchen and adding a new utility and ground floor bathroom, larger open plan kitchen / kiving  / dining area with lots of natural light.
HOUSE FOR COMBER
A new single storey timber frame property, created for retirement. The client wanted to downsize, sell their current property and make the most of their long and thin garden with a brand new house.
The property is a two bedroom dwelling with bathroom, utility, and living / dining / kitchen area to the rear, with large amounts of glazing, parking and landscaping. It offers a sheltered porch area with overhanging roof to the front and an equal area to the rear with sheltered egress from the living room.
BANGOR EXTENSION
This existing 1970’s two storey detached dwelling in Bangor. N.Ireland requires a much needed face lift and extended ground floor living accommodation to suit the clients growing family.
The brief was to provide a new master bedroom with dressing room and en suite, better kitchen / dining area, new utility, pantry and garage.
The existing utility and garage are to be demolished & a two storey element added to the side with gable and a large full height glazed window from the master bedroom looking rearwards. The rear of the property also benefits from a large glazed single storey element to the kitchen and utility access to one side. The new living area / kitchen now connect to the garden fully and the family will benefit from the inside / outside space created.
EXTENSION FOR HOLYWOOD
Complete refurbishment of a 1980’s style property. The property has been added to over time & has a poor layout with the living accommodation facing away from the private rear garden.
Our design includes a re-working of the ground floor accommodation and moving the new kitchen / dining / living area to the rear of the property to benefit from the mature private garden.
The new addition will benefit from large portions of glazing looking out onto a landscaped garden.
EXTENSION FOR GROOMSPORT
A single storey dwelling in Groomsport with roof conversion was purchased by the client as a down size property.
The brief was to provide an extended footprint to the existing first floor master bedroom with refurbished en-suite. A new living / dining / kitchen area to the rear with access to a mature garden.
The proposal uses large portions of glazing, a refurbished dormer with faux cladding & a flat roof single storey addition with single ply membrane & overhanging eaves.
EXTENSION IN DONAGHADEE
This addition required the removal of the existing single storey kitchen extension & the creation of a new two storey addition with new kitchen / living and bedroom addition.
The client in order to curt costs requested a minimalistic approach to the interior, including painted concrete block finish & exposed brick, polished concrete floor, refurbished kitchen & reclaimed materials.
The extension has a tight budget.
DONEGAL BOX
Inspired by the domestic renovation in Bangor, the client wished to have a glass box addition to their home in Donegal. The brief from the client was to maximise the view from their existing snug / conservatory which like many conservatories was too cold in the winter and too warm in the summer. Our design included extending the existing roof pitch, and creating a small glazed extension providing maximum window height to allow as much light and views as possible.
The client also wanted a Scandi style interior with stove or stick burner, panelled walls, and Hugge loft bench in the existing vaulted ceiling. The landscaping included filled planters with timber seating and a fire pit..
