CRAWFORDSBURN HOUSE

A fabulous two storey extension juxtaposing a classic traditional property with an ultra modern addition.
The clients brief was to create a two storey addition comprising an enlarged kitchen area and new master bedroom with en suite. As the design progressed, so did the brief and eventually the design called for a large master bedroom with dressing room, bathroom and sumptuous ground floor living space with new dining room, kitchen living area, utility and bathroom. Also a separate two storey garage with office / storage space.
The design aspires to reflect the existing steeply pitched roof, and to respect the integrity of the original home. In contrast to the existing traditional oak and wood panelled interior, the new extension is ultra modern, with a contemporary German kitchen and minimal, bright environment.

COTTAGE REFURBISHMENT

Cottage Refurbishment in Co. Down as featured in Grand Designs and, Ireland’s Homes & Interiors Magazines.
This traditional cottage has been refurbished to the highest standard and boasts contemporary living accommodation with an upgraded traditional home. The project involved maximizing light into the old low ceiling living ares, creating large glazed ‘box’ openings to bring the garden into the living  spaces, using double glazed frameless units to enhance the views into the garden and zinc roofs with Polyester Powder Coated Aluminium fascias and soffits to to give clean crisp lines to the new elements. The existing fabric was upgraded with internal insulation, rooflights and new hardwood double glazed sliding  sash windows.

ISLE OF MAN COTTAGE

This formerly abandoned workers cottage and sheep hut, with 22 acres was purchased by its owner with a view to self build their dream home.
The design requirements were to maximize the natural views to a local forest, private garden and paddocks behind and create a two bedroom contemporary country style home. The extine property contains the front entrance, living room, utility, wc and study.
The new addition features a floor to ceiling double glazed oak frame window to the master bedroom and en suite, above a main living area with a large kitchen and dining space.
The new addition is constructed from stone, which compliments the existing envelope of the property and is terminated at first floor level to allow an appropriately scaled timber clad box to house the master bedroom.

BANGOR EXTENSION

A recent contemporary detached dwelling extended to provide addition ground floor open plan kitchen, living room and dining accommodation.
The client wished to connect the living area with the private rear garden to enable a better connectivity during the warm Summer months where the whole facade can be opened up. The addition also benefits from a generous overhang to protect the combination of sliding doors and bi-folds, which open the entire corner facade, and a large glazed overhang directly outside the kitchen area to enable those Winter BBQ’s the client loves so much.

DONAGHADEE REFURBISHMENT

A stunning new property with outstanding sea views overlooking the Warren Road in Donaghadee.


The existing property was refurbished and a complete new rear including additional bedroom, en suites to the existing bedrooms, a new master bedroom to the third floor, new balcony and garage. The ground floor has been modified to provide a better layout with new open plan kitchen / living / dining area and utility room. There are two existing reception rooms which have also been refurbished. The whole house has been re-rendered and garden tidied.

BANGOR BALCONY

A new rear facing private balcony to a two storey split level house in Ballyholme.
The project included a refurbishment of the rear facade to include a first floor balcony, double doors facing the rear garden and sea and a much larger window opening to the living room.

BANGOR EXTENSION

Refurbishment and extension to a mid-terrace property in Bangor. N. Ireland
The works included demolition of a small outhouse and construction of a new kitchen / dining / living area, with utility and ground floor wc. The client purchased the property with a view to refurnishing the existing traditional interior and extending the ground floor footprint.
We proposed an ultra modern interior to the new portion of the build and to change the access to the rear allowing a glimpse view from the hallway through the new addition. The client now benefits from a combination of well refurnished traditional decor and an ultra modern flexible and bright family space.

BELFAST EXTENSION

A contemporary kitchen and master bedroom extension in Belfast.


The existing single storey kitchen extension was demolished to make way for a new two storey addition. This involved re-configuring an existing rear bedroom to allow for a new bathroom, a new small stair to cover the access from a half landing at first floor. At ground floor a new wc, utility room, modified living room and new kitchen / dining room.

BANGOR EXTENSION

New kitchen / dining / living space with views over mature garden.
An existing garage and lean to structure was demolished to make way for a new single storey addition, modifying the existing kitchen and adding a new living and dining area to the side of the property.
